INVESTMENT OPPORTUNITIES FOR COMMERCIAL PROPERTY!!
We are all aware of the opportunities for investing in residential property, either to live in or rent out. But there is also another area available for future profit. That is commercial property. I do want to stress “future profit”. It may take some time to realize a profit on the resale of the building, or even cover your expenses through leasing or renting the space, due to the current state of the economy. But if you have the time and money, I believe, this is avenue to explore.
I have a wonderful commercial property currently on the market. It has 3000 sq. ft. with a small warehouse in the rear. It is in the heart of the Town of Paradise’s revitalization plan. One of the programs for this area is the Commercial Facade Program. You could receive assistance in the form of a grant for a minor facade renovation or a grant/loan for a major makeover.
There are other programs available through the town’s revitalization plan in order to implement the Town’s Redevelopment Plan 2003 and 5-year Implementation Plan which, ” the primary emphasis of which is the economic revitalization of both the Downtown and the greater Redevelopment Project Area”.
As I was investigating the Commercial Property statistics in our town, I was stunned at the increase in these listings in a one year period! In 2006 there were 2 new listings for commercial property in both the town of Paradise and Magalia. In 2007 there was 1 new commercial listing, and in 2008 there were 4. But in 2009 that figure jumped to 22 new commercial listings! Wow, that’s exactly what I said, a five-fold increase in one year. There are 32 active commercial listings today.
